What is Real UW?

We are a contract remote underwriter for seller servicer lenders of agency DUS Fannie Mae and Freddie Mac multifamily mortgage loans for financing of acquisition and/or refinancing of multifamily properties.

We also perform cashflow proforma analysis for multifamily investors and/or owner operators.

What Is Included In Your Service?

Agency Lender Full Underwrite- includes:

  • Spread and analyze rent roll, property historical operating statement, borrower budget, appraisal, replacement reserves.

  • Third-party report review and comment appraisal, physical condition report/physical needs assessment, phase I environmental report, zoning report, survey.

  • Size the loan based on NRI, DSCR, LTV underwriting guidelines (underwriting done in lender provided Excel loan sizer/workbook template model).

  • Author investment committee memorandum to include narrative of loan sizing, property description, third party reports, market analysis, underwriting cashflow analysis, exit analysis. Provide revisions to investment committee memo based on feedback.
